A Last-Option Solution for Property Managers Dealing With Problem Properties
If you manage rental properties long enough, you eventually run into situations where continuing to manage the property no longer solves the problem.
This page is for property managers who work with owners that are burned out, behind, or stuck — and need a realistic exit option that doesn’t escalate the situation or reflect poorly on you. I’m not a broker, and I’m not trying to compete for your good owners. I’m simply a resource for the moments when management is no longer the right answer.
When It Makes Sense to Involve Me
I’m typically brought in when an owner starts saying things like:
“I’m done putting money into this place.”
“The tenant situation isn’t improving.”
“I’m behind on payments or taxes and need options.”
“I just want out, even if it’s not perfect.”
These are usually the points where the situation stops moving forward and starts creating more stress for everyone involved, including the property manager. That’s when having another option can be helpful.
What I Handle — Including Difficult & Tenant-Occupied Situations
Most of the properties I work with are not clean or simple.
I regularly handle:
Tenant-occupied properties
Non-paying tenants and squatters
Owners behind on mortgage payments or property taxes
Properties with deferred maintenance or lien issues
Situations where a traditional sale doesn’t make sense
When appropriate, I can also use creative solutions (such as seller financing or subject-to mortgages) if that’s what helps an owner exit without things getting worse.
Just as important, here’s what I don’t do:
I don’t compete with property managers
I don’t try to take good owners
I don’t pressure sellers
I don’t create chaos or unnecessary conflict
I don’t put your reputation at risk
My role is to resolve stuck situations calmly and professionally, not to complicate them.
