About Us

A local Chicagoland buyer — not a national iBuyer or a call center.

We've been buying houses across Chicagoland since 2021 — in every condition from dated to genuinely difficult. When you reach out, you talk to the person who buys the house.

Who we are

As-Is Home Buyers is the home-buying arm of TurnKey Home Buyers, a Chicagoland real estate investment company. We buy houses directly from owners with our own funds — we're not a brokerage, we don't list your house, and we don't put it on the market to see what happens.

You're dealing with the buyer, not a lead generator. Many "we buy houses" websites exist to collect your phone number and sell it — which is why filling one out often means a dozen investors calling within the hour. That's not what this is. Your information stays with us.

Since 2021 we've closed on 100+ properties, representing $5,334,500 in homes purchased across 6 counties. Every sale closes through a licensed local title company, so there's a neutral third party confirming the money and the deed.

What "as-is" actually means

As-is means we don't ask you to repair anything. No contractor bids, no cleaning out the basement, no fixing the roof first. It doesn't mean we skip due diligence — we still look at the property and verify title, because a sale that collapses at the closing table helps nobody. Telling us about a problem upfront never costs you the deal. Surprises found later are what change offers.

Conditions we've actually handled

  • Cosmetic and dated. Homes that simply never got updated — original kitchens, worn carpet, decades-old paint. The most common house we buy.
  • Hoarder and heavy cleanout. Full houses, garages and basements. You don't need to sort, remove or clean anything. Take what matters to you and leave the rest.
  • Flooded basements and water damage. Standing water, failed drain tile, mold concerns and water-damaged ceilings and walls.
  • Gas leaks and broken pipes. Failed supply lines, burst or frozen pipes, and gas issues — including houses with utilities shut off.
  • Structural problems. Foundation movement, settling and framing issues that needed real correction, not cosmetic patching.
  • Vacant, tenant-occupied and inherited. Long-vacant houses, properties with tenants still in place, and homes tied up in an estate.

How a sale actually works

No surprises and no moving targets — here's exactly what happens once you accept an offer.

We buy with our own funds

There's no lender involved — no financing contingency, no mortgage approval to fall through, and no appraisal that can come in low and kill the deal three weeks in.

We pay the title company's closing costs

There's no commission because you aren't listing, and we don't reduce the offer with repair credits after you've accepted it.

We put up earnest money

The amount varies by transaction, and it's held by the title company — not by us — so you know the offer is real and the house isn't being tied up for free.

Closing typically takes 7 to 14 days

That's once we're under contract and title is clear. If faster isn't better for you, we close on your schedule instead — some sellers need months to settle an estate.

Everything closes through a licensed title company

Title gets searched, liens and back taxes get identified, and the transfer is documented properly by a neutral third party.

Take what you want and leave the rest

Furniture, belongings, debris — you don't need to clear the house out. We handle whatever stays behind.

When selling to us isn't your best move

A cash sale buys speed and certainty, and it trades some price for them. That trade is worth it in plenty of situations and it isn't in others — so here's the honest version.

If your house is in good condition and you can wait out a normal listing, the open market will usually net you more, even after commissions and the repairs a buyer's inspection turns up. If you have the time and the house shows well, that's typically the better path.

Where a cash sale tends to win is when time, condition or circumstances get in the way: a house that won't pass a buyer's inspection, an estate that needs settling, a property you're carrying from out of state, a foreclosure or tax deadline, tenants who complicate showings, or repairs you'd have to fund before ever seeing an offer.

If we look at your property and think you'd do better listing it, we'll say so. We'd rather give you a straight answer than talk you into the wrong sale.

Questions about working with us

Q

Are you an actual buyer, or a website that sells my information?

We're the buyer. As-Is Home Buyers is a local Chicagoland company that has closed on 100+ properties since 2021, purchasing with our own funds. Your information goes to us and is never sold to a network of investors — so you get one call from a local buyer, not fifteen from strangers.

Q

How long have you been buying houses in Chicagoland?

Since 2021. We've purchased $5,334,500 in homes across 6 Chicagoland counties, from Chicago bungalows to outer-county ranches and cottages.

Q

Do I pay any fees, commissions or closing costs?

No. There's no commission because you're not listing with an agent, and we pay the title company's closing costs. The number we agree on is the number you're working from — we don't come back later with repair credits.

Q

How fast can you actually close?

Typically 7 to 14 days once we're under contract and title is clear. If that's faster than you want, we close on your timeline instead — some sellers need months to settle an estate or find their next place.

Q

Do you really buy houses in bad condition?

Yes, and it's most of what we do. Hoarder cleanouts, flooded basements, gas leaks, broken pipes and structural repairs are all things we've handled. You don't need to fix, clean out or prepare anything.

Q

What if I get an offer and decide not to sell?

That's a completely acceptable answer. An offer is information, and there's no obligation attached to getting one. If we think listing with an agent would net you more, we'll tell you that directly.
