Do you only buy single-family houses?
No. We buy condos, townhouses, two-flats and 2–4 unit multi-family buildings, mobile and manufactured homes, and rental properties with tenants in place — all as-is for cash across Chicagoland.
Why is a condo or multi-family harder to sell than a house?
Each type carries its own friction: condos have association assessments, resale disclosures, and financing rules; multi-family needs clean leases and rent rolls; mobile homes often can't be financed; and rentals come with tenants and leases. A cash buyer removes those obstacles because we buy as-is and don't rely on a bank.
Can you buy a property that has tenants or an HOA?

Would I do better listing my property the normal way?
Often, yes — and we will say so. A condo in a healthy association, an updated townhouse, or a fully leased building in good repair will usually net more on the open market, even after commission. Selling as-is earns its place when the friction is structural: a pending special assessment, a building lenders won't finance, a mobile home on leased land, deferred maintenance you have no intention of funding, or a tenancy you would rather hand over than resolve.
