Sell Your Townhouse As-Is for Cash
Townhouses carry many of a condo's headaches — an HOA, monthly assessments, shared walls and roofs, and rules that complicate a sale. We buy townhouses as-is for cash, association situation and all.

Why a townhouse is harder to sell — and how we help
Most Chicagoland townhouses come with a homeowners' association: monthly dues, reserves, and sometimes assessments and rules a buyer has to accept. Depending on how the community was set up, ownership may be fee-simple or condominium-form — which changes the paperwork a sale requires. Either way, we buy it as-is for cash.
Row homes, back-to-back townhomes, and suburban townhouse communities from the 1970s through today — dated interiors, deferred maintenance, or a difficult association don't stop us.
What we take off your plate
HOA dues, reserves, and assessments
Rising dues or a pending assessment for shared roofs, siding, or parking areas can stall a listing. We price it in and buy anyway.
Condominium-form townhouses
Many townhouses are legally condominiums, which means the same Illinois resale-disclosure paperwork. We handle it either way.
Shared walls, roofs, and drainage
Issues that cross unit lines — a shared roof at end of life, drainage between units — scare buyers. We buy as-is.
HOA restrictions and approvals
Rental caps, architectural rules, and approval steps can complicate a sale. We work within the community's process.
Dated interiors
Original kitchens and baths, worn flooring — no updates needed. We buy in current condition.
Questions about selling your townhouse
Is my townhouse a condo or fee-simple — and does it matter?
It depends how your community was legally established; many townhouses are condominium-form even though they look like houses. It affects the paperwork a sale requires, but not our ability to buy — we purchase both, as-is.
There's an HOA assessment pending. Can you still buy?
Yes. A looming assessment for shared roofs, siding, or common areas is a common reason townhouse sales stall. We account for it in the offer and buy as-is.
Do you buy townhouses that need work?
Yes — dated interiors, deferred maintenance, and shared-structure issues included. There's nothing to repair, update, or clean out before we buy.
What about back dues owed to the association?
Unpaid association dues are typically settled at closing from the sale proceeds, so you don't need to clear them out of pocket before selling.
When listing the townhouse is the better move
An updated townhouse in an association with money in the bank will sell on the open market, and you should let it — the buyer pool is deep and you will do better than selling as-is. Consider a cash sale when the association has a special assessment coming, when the exterior components the association is responsible for are visibly at the end of their lives, or when the unit itself has not been touched in twenty years and you have no intention of touching it now.
Why trust us with this?
You should be skeptical of anyone offering to buy a house they have not seen. Most owners get the postcards — no company name on them, a mobile number, a promise of top dollar. Being skeptical of that is the correct instinct, and we would rather you applied it to us as well.
So here is what can be checked. We have bought a great many houses in the situations sellers actually find themselves in — inherited and probate homes, pre-foreclosures, divorces, tenant-occupied buildings, long-vacant properties, fire and water damage, and houses nobody had touched in forty years. Whatever yours is, it is very unlikely to be the first of its kind for us. We look at the property before committing to a number, we show you how we got there, and you are never under any obligation to accept it.
