Sell Your Rental Property — Tenants and All

You can sell a tenant-occupied rental as-is for cash without evicting anyone or waiting for the lease to end. In Illinois a lease generally survives the sale, so we buy the property subject to it — tenants stay, and we take over as landlord at closing.

Why a rental property is harder to sell — and how we help

Selling a rental with tenants inside is where most listings get stuck: financed buyers want it delivered vacant and updated, showings are hard to schedule around tenants, and a lease can't simply be canceled because you're selling. Meanwhile the roof still leaks and the turn costs pile up.

We buy rentals with tenants in place. You don't evict anyone, you don't do the turn, and you don't empty the property. If you're also just done being a landlord, that's a common reason people call — but this page is about the mechanics of actually selling an occupied rental.

What we take off your plate

Tenants in place, lease not ended

A valid lease survives the sale; the buyer takes it on. We buy subject to the lease so you don't have to end it or evict.

Showings around tenants

Coordinating access with tenants for a retail sale is painful. We don't need staged, on-demand showings — we buy as-is.

Security deposits and RLTO

Deposits and Chicago's RLTO transfer rules complicate a sale. We handle the deposit transfer at closing.

Deferred maintenance and turns

Roofs, mechanicals, and unit turns you'd rather not fund — we buy in current condition.

Problem tenants or nonpayment

Behind on rent, hard to reach, or a lease you'd rather not enforce — we buy the situation as it is.

A lease generally survives the sale

In Illinois, selling a rental does not automatically end a valid lease — the buyer takes the property subject to it, and the security deposit transfers to the new owner. Chicago's Residential Landlord and Tenant Ordinance (RLTO) adds specific rules, including deposit-transfer notice to tenants and a requirement to notify tenants when the property is listed for sale. We buy occupied rentals and handle these transfers at closing.

Questions about selling your rental property

Q

Can I sell if my tenants have a lease that isn't up yet?

Yes. In Illinois a valid lease generally survives the sale, so you don't have to wait for it to end or evict anyone. We buy the property subject to the existing lease and take over as landlord at closing.

Q

Do I have to get the tenants out or renovate before selling?

No. That's the whole point — we buy occupied and as-is. No evictions, no unit turns, no emptying the property, no repairs. Tenants stay put and the transition happens at closing.

Q

What happens to the security deposits?

Security deposits transfer to us as the new owner at closing. In Chicago, the RLTO sets specific transfer and notice rules, and we handle that as part of the purchase.

Q

My tenants are behind on rent or hard to deal with. Does that stop a sale?

No. Nonpaying or difficult tenants are one of the most common reasons owners call us. We buy the property in its current situation — you don't have to resolve the tenancy first.

The Honest Answer

When keeping or listing the rental wins

A rental that pays for itself, with tenants who pay on time and a building that does not need much, is an asset — selling it converts a monthly income into a one-off sum, and that is worth thinking hard about. If it is vacant and updated, list it on the open market and you will do better. Selling as-is fits when the property is occupied and you would rather not wait out a lease, when maintenance has been deferred for years, or when the reason you are selling is that you no longer want to be a landlord at all.

Before You Call Anyone

Why trust us with this?

You should be skeptical of anyone offering to buy a house they have not seen. Most owners get the postcards — no company name on them, a mobile number, a promise of top dollar. Being skeptical of that is the correct instinct, and we would rather you applied it to us as well.

So here is what can be checked. We have bought a great many houses in the situations sellers actually find themselves in — inherited and probate homes, pre-foreclosures, divorces, tenant-occupied buildings, long-vacant properties, fire and water damage, and houses nobody had touched in forty years. Whatever yours is, it is very unlikely to be the first of its kind for us. We look at the property before committing to a number, we show you how we got there, and you are never under any obligation to accept it.
